"Initial tenant openings are projected by year-end." That one sentence from a June 2026 Gulfshore Business report is still the most specific timeline the developer has published for Midtown at Bonita, the 68-acre development rising on Bonita Beach Road just east of I-75.
Midtown has no single opening date to circle. Storefronts will open one at a time, and the businesses with real dates on their own websites are mostly Southwest Florida operators, while the national names in the headlines, TJ Maxx and Ulta Beauty, have none. Right now the most concrete timelines at Midtown belong to a wine shop and a Naples pizza place, not to the big-box anchors.
The Date Has Already Moved Once
Midtown is being built by The Zuckerman Group, which the project's own news page describes as a family-owned business. DeAngelis Diamond, the contractor, describes its scope as 13 retail buildings put up for tenants to finish out themselves.
That detail explains a lot about the calendar. The developer delivers the shells. Each business then builds its own interior, on its own budget and its own schedule. So the public timeline has shifted as tenants signed on:
| When reported | Source | What it said about openings |
|---|---|---|
| March 6, 2026 | Shopping Center Business | First tenants expected "this spring" |
| June 2026 | Gulfshore Business | Initial openings projected "by year-end" |
| June 18, 2026 | Business Observer | Development still described as under construction |
Spring has come and gone. Year-end is about ten weeks off. The March report that set the spring target also announced TJ Maxx and Ulta Beauty, bringing Midtown's signed retail leases to nearly 100,000 square feet. Neither of those announcements gave either store an opening date.
Two Tenants With Their Own Timelines
The clearest dates come from the tenants themselves, posted on their own homepages.
Bonita Beach Wine & Spirits lists its store at 13000 Bonita Beach Road and describes it as "Just East of I-75 Across From Publix at Bonita Grande." The site advertises a "Grand Opening November 2026" and is hiring cashiers, store associates and managers to get the store running. According to the store's website, the 6,500-square-foot shop will carry wine, liquor and craft beer, with a section called The Cellar for fine and allocated wines and a temperature-controlled humidor stocked with cigars from the Dominican Republic.
LowBrow Pizza & Beer has a banner on its homepage reading "LowBrow Bonita Opening Fall 2026" at the same Midtown address. The original LowBrow is at 3148 Tamiami Trail East in Naples. The Midtown restaurant is its Bonita Springs location, putting a Naples favorite about a minute off the I-75 exit instead of a drive down U.S. 41.
Both tenants are Southwest Florida operators. Both run their own websites and post their own updates, so their timing has never depended on a press release from the developer. That pattern holds across the rest of the tenant list.
The Lineup, Sorted by Who's Already Nearby
Midtown's tenant list is long. Read it by where each business already operates, and it shows which names are familiar regional spots and which are new to the area.
Already serving Southwest Florida from somewhere else:
- LowBrow Pizza & Beer, from 3148 Tamiami Trail East in Naples, with a Bonita opening listed for fall 2026.
- Airport Donuts, which Gulfshore Business called "a Naples-based craft doughnut shop." Its own site lists the shop at 1480 Airport Pulling Road North and says it already serves surrounding communities, Bonita Springs included.
- Mason's Famous Lobster Rolls, which lists a Fort Myers location at 6900 Daniels Parkway and a Coconut Point location at 8017 Plaza del Lago Drive in Estero.
New to the region:
- The Hangry Bison, whose homepage lists locations in Winter Park, Winter Garden and Lake Mary, all in Central Florida. It appears on the Midtown roster alongside Jeff's Bagel Run in a press item on Jeff's Bagel Run's site.
- Bonita Beach Wine & Spirits, whose website lists only the Midtown store, making it a brand-new local shop.
National and multi-unit brands with signed leases and no published dates:
TJ Maxx, Ulta Beauty, Chipotle, Panera Bread, Club Pilates, GoodVets, Mathnasium, Pacific Dental Services, Cold Stone Creamery and The UPS Store. Shopping Center Business listed each of them in March, along with Jeff's Bagel Run, Noire the Nail Bar, Gelato & Co., Three Sixteen Cafe and others. The June round added Dana Tyler Boutique for fashion and accessories, Prime IV Hydration & Wellness, Fresh Monkee for smoothies and protein shakes, and Mattress Warehouse.
On August 31, Business Observer reported that a local Mediterranean restaurant and a global coffee chain had also joined the roster.
Why the Timing Matters for a Weeknight in Bonita
With openings staggered, Midtown will spend its first months partly lit. The one storefront with a specific month posted is a 6,500-square-foot wine and cigar shop across from the Publix at Bonita Grande, aiming for November. The Cellar section and the humidor make it a specialty stop more than a quick grab-a-bottle errand, so one of the first reasons to pull into Midtown this winter could be picking up a bottle for a dinner party.
If LowBrow's "Fall 2026" window holds, Midtown could have a sit-down restaurant open around the same time as the wine shop, a pizza-and-a-bottle pairing on Bonita Beach Road.
For anyone east of I-75, that's a real change. A Naples pizza place and a Naples doughnut shop will be on Bonita Beach Road, not a trip down Airport Pulling or Tamiami Trail.
The Parts That Come Later
Retail is only the first layer. The plan calls for 400 residences and a 165-room boutique hotel. In November 2025, Gulfshore Business reported townhome shells rising, a main-street-style retail district taking shape, and the developer's broker still looking for an upscale hotel partner. The project's website still calls the hotel planned and names no brand.
Midtown's site also describes more than 30 acres of preserves, open space and lakes, and promotes walking and biking within the development. Gulfshore Business reported that this includes a 6.5-acre preserve.
Following It Week to Week
For a running answer to "is it open yet," the tenants' own sites have been more specific than the development announcements:
- Bonita Beach Wine & Spirits for its November grand opening.
- LowBrow Pizza & Beer for the Bonita fall opening.
- Midtown's news page for new leases and any confirmed hotel partner.
Every other name on the roster is waiting on the same thing: a finished interior in one of the 13 shells.
