Bonita Bay Home Prices in 2026: What the Average Sale Price Isn't Telling You

Bonita Bay's average sale price fell in the first four and a half months of 2026 compared with the same stretch in 2025. Closings rose 24 percent over that same window. Homes went to contract faster. A real pipeline of pending sales built through spring. Every one of those facts is true at the same time, and only the first one gets read as bad news.

It isn't. It's a different question than the one most people think it answers.

The Number, and What Moved Underneath It

Our own Bonita Bay Market Report tracks closings in zip code 34134 against NAR's Real Estate Trend Indicator, comparing January 1 through May 18 of 2025 and 2026. In the 2025 window, 24 homes with four or more bedrooms closed at an average north of $3.2 million each. Those two dozen sales sat at the top of the market and pulled the blended average up with them. In the same window this year, that segment shrank to 12 closings. At the same time, the sub-$1 million and $1 million to $2 million tiers got busy.

More homes changed hands. A bigger share of them were smaller and less expensive. Average all of it together and the number drops, without a single home in the pool actually losing value.

Why a Falling Average Doesn't Mean Falling Values

An average price only means something useful when it's describing similar things. A subdivision of near-identical villas built the same year can trust its average as a rough stand-in for value, because the product doesn't change much from one closing to the next.

Bonita Bay was never built as one product. It's organized into 56 named subdivisions and villages, all behind the same gates, all carrying the same zip code, with condos priced from the low $200,000s sitting alongside custom estates well past $4 million. A single "Bonita Bay average" is combining a Waterford condo with a Spring Ridge estate. That number was never going to move in a straight line. It moves with whatever combination of product happens to close in a given window, which is a fact about buyer behavior and inventory, not a verdict on what any specific home is worth this year against last year.

The Same Pattern Is Showing Up Across the Region Right Now

This isn't a one-quarter quirk unique to one community. The Coconut Coast Organization of REALTORS, formerly the Bonita Springs-Estero REALTORS board, released its July 2026 market stats in early August, and the same shape appeared at the city level.

Bonita Springs had 756 homes for sale in July 2026, down from 1,116 a year earlier, a drop of more than 32 percent. Months of supply fell to 6.1, down nearly 35 percent year over year. Closed sales rose 3.4 percent over July 2025, to 123 homes. By every measure of supply against demand, Bonita Springs tightened hard over twelve months.

And the reported price benchmark for the city still fell 2 percent that same month. A few miles up the road in Estero, the benchmark rose 11 percent over the same July. Same region, same month, same underlying tightening, and two opposite price signals, because the mix of what sold in each market moved differently.

A market can tighten hard and still report a lower price if the product that closes shifts underneath the count.

What This Means If You're Comparing Bonita Bay to Something Else

If you're cross-shopping Bonita Bay against Pelican Landing, Spanish Wells, or a community in Naples and lining up average or median prices side by side, you're comparing numbers that are each doing this same trick in their own way, built from a different underlying mix each time. The useful comparison isn't community against community on one blended figure. It's price band against price band, and ideally product type against product type within that band: condo to condo, coach home to coach home, estate to estate.

Our own report points to where the real competition was sitting this spring. The $1 million to $2 million range was particularly well positioned, with homes in that band getting rewarded with fast closings when priced to market. That's a far more useful reference point for a buyer or seller in that range than the community-wide average, because it describes the actual set of homes competing against each other, not an average that also includes properties three or four times the price.
